DENVER (KDVR) — Denver could have a new addition to its skyline if plans continue for a new observation tower in the heart of downtown.

On Tuesday, an application for a concept review was submitted to the city and county of Denver for a tower at 1546 California Street in the Central Business District neighborhood. This lies between California and Welton Streets, just off 16th Street.

According to the application, the plans were submitted by Barry Gilbert, the manager of NAI Shames Makovsky, a Denver-based construction company. The owner of the plans, listed as Ephraim Holdings LLC., is a real estate management company.

There are minimal details on what the entire project will entail, but the initial description of the project is a 673-foot-tall observation "spiral tower" feature with a new supporting building or structure on the first floor. This tower would be about the size of a 30-story building, but right now, it's a parking lot between two other buildings.

The building would be just shy of the tallest building in Denver, which is the Republic Plaza, standing at 714 feet tall with 56 floors. While this could be one of the tallest buildings in Denver, it will take a lot of steps if the plan continues to move forward.

Right now, the plan is at the initial stage, which is application intake. For the plan to continue, it would need to go through several reviews, including zoning, district, landmark and transportation review. It would also need several referrals, including referrals from the Colorado Department of Transportation and the Denver International Airport.
