A 126-acre Shakespeare Ranch on Lake Tahoe, listed for $188 million in 2024, failed to find a buyer even after its price fell to $125 million; the owners are now preparing to offer a separate lakefront mansion for $43 million

Built around a historic barn dating back to 1873, Shakespeare Ranch is one of Lake Tahoe’s most unique waterfront estates. The ranch sits on 126 acres in Glenbrook, on the Nevada shore of Lake Tahoe.

A private pier reaches 465 feet into a sheltered bay. Horses graze in corrals beside a meadow, and several lakefront homes look out over the water. Celebrities have visited the annual rodeo held there, and at least one president, former US President George H.W. Bush, reportedly flew in on a private jet to see it. He appreciated the historic barn.

Despite everything the ranch has going for it, it has proved difficult to sell.

The estate hit the market in October 2024 with an asking price of $188 million, according to a report by SFGATE. It was expected to be the most expensive listing in Lake Tahoe, but it failed to attract buyers, even after the price dropped to $125 million.

The historic barn has impressed many affluent visitors, including former US President George H.W. Bush. “They don’t make barns like this in Texas,” he said while visiting the ranch years ago.

The estate, known as Shakespeare Ranch, has nevertheless struggled to find a buyer.Lakefront homes are selling like hot cakes along the Nevada side of the lake. Much of that demand has spilled over from San Francisco, where a boom driven by artificial intelligence has pushed prices up. Nevada’s more favourable tax rules are another attraction for potential buyers, especially with California voters set to weigh a wealth tax.Christine Perry, a Christie’s International agent who works with Silicon Valley clients, says taxes are a big part of the appeal. Some of her clients rarely use their new homes. They buy them as a reliable investment. But supply is the problem. Tahoe’s shoreline is limited, and environmental rules restrict new construction. So agents like Perry spend much of their time sending letters and making calls, looking for lakefront listings because they sell quickly.So, what happened to the Shakespeare estate? For this particular property, price was not the only issue. The sellers pulled it off the market, and Perry took over the listing earlier this year. The price came down to $125 million, and the ranch went back on sale in June. Why was no buyer interested in the property, even after the price cuts? The size was a major factor. The estate includes several homes, cottages, guest cabins and equestrian facilities.

Public records list Larry Ruvo, a Las Vegas alcohol magnate, as the owner. He is now older and wants to downsize, but finding one family willing to take on a property this large is difficult.“It just didn’t make sense to have so much real estate in one bundle,” Perry told the outlet.

Why this historic Lake Tahoe ranch is hard to sell

After the property sat on the market for so long without attracting buyers, the sellers became open to splitting up the ranch. The main house, Water’s Edge, which measures about 4,150 square feet, sits above the lake and is designed in a New England style.

It comes with a two-storey cabana on the water. The asking price is $39.5 million.A second lakefront home is nearing completion and is expected to go on the market soon for $43 million. The 7,713-square-foot house has five bedrooms and five and a half bathrooms. It also features a private theatre, indoor-outdoor living spaces and barn wood shipped from Montana. The property has its own cabana, too.

A $125 million ranch, too big for one buyer

Perry says the new house is a strong fit for buyers who want a turnkey lakefront property.

She believes two separate mansions may attract interest that the full ranch has failed to generate.Meanwhile, the historic barn remains part of the $125 million offering. If the main house sells, Perry says the listing will be adjusted. But for her, selling the barn is the hardest part.“Everybody who’s looked at it, like, they all want to preserve the barn in some fashion, because there is so much history there.”
